Almost better than the 5pm "Beers with Beshear" Kentuckians have created hundreds of memes advocating for the governor. We decided to compile a list of our favorites!

On February 19, 2019 our crews began pouring the foundation at our new building in St. Matthews. Located near one of the busiest intersections in the area, people began talking about the new build in the neighborhood...
<img src="https://assets.site-static.com/userfiles/268/image/IMG_6033.JPG" width="2976" height="1984" />
Owner Scott Bohenlein was out in the cold, directing traffic and providing assistance/ with the crews!
<img src="https://assets.site-static.com/userfiles/268/image/new_building.jpg" width="1440" height="1080" />
By June we had a (mostly) complete frame. Things were really starting to take shape. Heavy rains in the begginning of summer gave our wooden frame a run for its money, but our crew's ability prevailed!
<img src="https://assets.site-static.com/userfiles/268/image/scott_walkthru.jpg" width="1440" height="1080" />
Our team has been anxiously anticipating the construction of our new office building. Now that it is complete we have been compiling all of the footage/pictures from the building process. Stay tuned for the "Behind the Scenes" video!

The main conference room in the lobby bathes in natural light all day, which is why we decided to close off this space with clear glass panels and sliding glass doors. a

As a part of his biweekly interview series Street Talk, Family Realty’s own Sam Heine sits down(or in this case, stands up) with Ben Botkins, owner of Parkside Bike/Bed and Bike/local real estate developer to discuss his new plans to revitalize Bardstown Road in the Highlands.
“I used to sit just straight through there and I would just stare at these buildings.”...”I’d think those are two of the coolest buildings and this whole corridor - why are they just sitting here dying? Like how is this possible?”
“I assumed someone had cool plans for them. And it turns out no one did."
<img src="https://assets.site-static.com/userfiles/268/image/police_and_ballet_buildings.jpg" width="571" height="367" alt="1300-1306 Bardstown is home to a former police headquarters, the Louisville ballet and a Bellsouth switching center. photo by Nick Beckman" />
“This was number one on our list”
Botkins plan is to create a boutique hospitality experience in the 1300-1306 block of bardstown road - the former Louisville Ballet building, Louisville Police Station and Bellsouth switching center.
In response to those weary of new developers in the highlands, Botkins says there’s no need for worry. “This is a reactivation of amazing buildings that are worthy of a proper restoration.”
Botkins mentions in the interview a vision of the Bardstown corridor which will eventually stretch from the highlands to NuLu. “I mean...how cool - it just seems destined for that.”

Here is what Kelly has to say:
"I’ve proudly lived in Louisville, KY the majority of my life, only leaving for a short period to attend the University of Kentucky (Go Cats!). I grew up in St. Matthews attending Our Lady of Lourdes and Sacred Heart Academy. I love this city and all its little unique pockets.
My passions for marketing and real estate collided in 2017 when I became a licensed Realtor®. Since, I have represented buyers and sellers, helping turn their dreams into a reality. I believe your home is your oasis. It is a place where life is lived, families are built, and memories are made. There is not a more important purchase, which can make it a little overwhelming. My goal when working with clients is to use my knowledge of buying and selling real estate to make the process as smooth as possible.
Outside of work I enjoy spending time with friends, family and my two amazing guys; my husband Turner, and son Hank. Hank was born in August 2017. Watching him grow and learn has been the highlight of my life. I am also working towards becoming a better cook. I am admittedly not a great one, but we’ve only had to order pizza once because of my dinner Pinterest fail, so I think I’m doing okay.
I love working for Family Realty, the support and culture of the brokerage is truly something special and I am lucky to be part of it. I hope one day myself or one of my fellow Family Realty colleagues can help make your home dreams come true!"

Prior to my career as a Realtor I was a licensed Mortgage Banker for 4 years. I have also worked in the remodeling and new construction of homes since I was 15 years old. You could say I have spent my life around Real Estate in one capacity or another.
Born and raised in Oregon I stayed in this area after attending Indiana University. Since 2004 my Western KY bride Toots, my dog Gus, and I have made St. Matthews our home. We chose Louisville to be “our town” and have been very happy to take advantage of all The Ville has to offer. When not working I enjoy spending time with my wife and friends, or fishing if I can find the time.
In 2018 I joined Family Realty after leaving a large, international Real Estate company. I was drawn to the personal service and “family” feel clients receive from this neighborhood company. Honesty, integrity, transparency, and service are my standard and Family Realty fits that model naturally.
If you or anyone you know is interested in buying or selling Real Estate I would appreciate the opportunity to prove how we can help achieve that goal."

""I am a Louisville native and absolutely love this city. I graduated from the University of Kentucky, and have since found a love for working with and helping people. This has lead me to the real estate world, where I joined Family Realty in 2018. My husband RJ and I have a daughter, Maggie Mae and a puggle named Stella. Here is what Aaron has to say:
" I’ve been an active licensed real estate agent in Kentucky since 2015. I prefer to use a data driven approach to helping my clients reach their highest potential when selling their property or in looking for their next place to call home.
I’m a person that loves to learn new things. I’m always listening to podcasts, reading books and articles and generally looking for ways to improve all areas of my life and career. Just like my approach to business, I like to apply a high level of discipline in my health and fitness. Crossfit has been something I’ve loved to do in order to stay strong and mobile. But the most important thing in my life has to be my family. My wife Rachael, and my four kids are the greatest blessings I have.
The role of an agent is to ensure the interest of their clients is always placed first, and I take this seriously by working very hard to negotiate through those key moments during your real estate transactions. As your agent, you have someone that consistently goes above and beyond for you."

Meet our Family Realty Agent of the Week, Chris Dayton!
<img src="https://assets.site-static.com/userfiles/268/image/dayton_headshot_-_4x3_240dpi_1.jpg" width="500" height="625" />
Here is what Chris has to say:
"I am licensed Realtor® with Family Realty and a local Louisvillian. I obtained my professional license in 2011 and carry a nationally recognized designation of Accredited Buyer Representative (ABR®). After college I helped operate my family-owned interior designs and accessories business managing the day to day activities. When I am not helping my clients navigate their real estate transactions I enjoy spending time with my wife and two boys. Growing up, my mother carried an escrowed real estate license. We would attend church on Sunday then drive around town and visit open houses. Real Estate has been a part of my life for as long as I can remember. I am proud to serve each client in a professional manner and, as a result, my clients are happy to refer me to anyone interested in buying or selling real estate. I look forward to the opportunity to serve you!."

Here is what Susie has to say:
"I feel fortunate to have met many wonderful people while working in Real Estate. Developing relationships with clients helps me better understand their needs and motivation for moving. As a licensed agent since 1995 I’ve learned every client and property is unique.
Outside of Real Estate, I have been married for 22 years and have three teenagers, two at Eastern High School and one at University of Cincinnati. I volunteer with the kids school and sports as well as the KY Humane Society and some Senior Communities in Louisville. We are U of L fans and love our animals!
Recently I received my (SRES) Seniors Real Estate Specialist designation and am focusing on working with the 55+ mature adult and senior clients. As Family Realty’s Senior Specialists, I am honored to learn about seniors and spend time walking them through the process of downsizing. My experience with my own mom allows me to help others and better understand what they are going through. In addition, I have an amazing network of resources and always aim to exceed my client’s expectations."

Here is what Andrew has to say:
"Outside of real estate I spend my time working out with the wife at her crossfit gym, racing bikes, riding bikes, directing a local racing team - Appriss Racing presented by Clarksville Schwinn and Whayne Supply. When I'm not being active, I'm spending time with family and friends. I have two beautiful nieces and a nephew I adore. We love to travel, and love the mountains. If every trip could be to the mountains, any mountains, I'd be happy.
I transitioned into real estate after acquiring rental properties in Germantown during my tenure as a state's attorney. I went on to law school at University of Louisville Brandeis School of Law where I received my Juris Doctorate as well as a Masters of Arts in Civic Leadership. I am a professional member of the Kentucky Bar Association and the American Bar Association. My goal is to make the process of buying and selling real estate as smooth and easy as possible while protecting my clients in the transaction."

It's getting cold out there! Although some of us can handle the cold more than others, with these brisk Louisville autumn nights, chances are you have already started turning on the heat in your home - but have you had you had your routine HVAC maintenance yet?! We all know how miserable it is to wake up in the middle of the night, absolutely freezing because your heat went out. It always seems to happen at the worst times, and whether you have pets, kids, or a spouse...you better get ready to hear some complaining! Especially since this scenario is avoidable with routine preventative maintenance. It's important to have your HVAC checked at least twice a year. First, when you are about to turn on the heat for the first time, and second, when you are going to turn on your AC for the first time. This way you can catch and address any problems before they become a major inconvenience. Just remember that the longer into the season you wait, the more calls your local HVAC technician will be receiving. If something does go wrong, there is a good chance you will have to wait a few days before it can be fixed! So, make sure to get ahead of any HVAC issues, and can stay cozy and warm this season.

It’s cold outside, snow has been common this winter, and so you might be <a href="https://www.viewlouisvillehomes.com/blog/what-on-earth-is-my-house-worth/">thinking </a>Louisville could be an appropriate host <a href="https://www.viewlouisvillehomes.com/louisville-ky-neighborhoods-and-subdivisions/">city </a>for the Winter X-games. Unlikely. This year’s winter X Games will be hosted on Aspen Colorado's Buttermilk Mountain from Jan. 25-28.
With the winter Olympics just a few weeks away all eyes will be watching the Olympic performers to see who is <a href="https://www.viewlouisvillehomes.com/about-family-realty/">performing at their peak</a>! No doubt eyes will be on Shaun White who just completed a perfect 100 score to win the U.S. Grand Prix halfpipe event and clinch a US Olympic team spot for Pyeongchang, South Korea.
The winter X Games is not always a 100% predictor of who will medal at the winter Olympics, but it certainly gives you a good indication of where the athletes are at, who to <a href="https://www.viewlouisvillehomes.com/blog/instant-new-home-alerts/">watch </a>in South Korea, and yes who might medal at the winter Olympics.
The winter X-Games is hosted, produced, and televised by ESPN as a companion event to the Summer X-Games which usually runs in August. All the events at the winter X-Games <a href="https://www.viewlouisvillehomes.com/homes-for-sale-in-louisville-ky/">are free</a><a href="https://www.viewlouisvillehomes.com/selling-a-home-in-louisville-ky/"></a>. Only if you want to enter the live music concerts every night do you need to purchase tickets. So if you are anywhere near Aspen you might want to enjoy some awesome free winter sports!
If you’re not near Aspen you could open your living room window, let in some cold air, and watch it live from the comfort of your own living room. During commercial breaks you could research <a href="http://www.familyrealty.com">real estate Louisville</a> and give <a href="http://www.viewlouisvillehomes.com/agents/1683/scott-boehnlein/">Scott Boehnlein </a>of <a href="http://www.familyrealty.com">Family Realty</a> a call. 2018-01-24T08:25:00-07:002021-09-21T12:33:25-07:00Scott Boehnleintag:viewlouisvillehomes.com,2012-09-20:13299Golden Globes, Screen Actors Guild, Academy Awards - What's The Difference?<img src="https://assets.site-static.com/userfiles/268/image/1_-_Christmas/Awards-1.jpg" width="500" height="363" />
With awards season well under way some of you might be wondering, “What is the difference between the Golden Globes, Screen Actors Guild <a href="https://www.viewlouisvillehomes.com/about-family-realty/">Awards</a>, and the Academy Awards?” There are two basic differences. Who decides the winners and what is awarded?
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Christmas/Awards-3.jpg" width="400" height="267" />
Who Decides the Winners?
The Golden Globes are presented by the Hollywood Foreign Press Association. 93 members choose who will receive the prestigious golden globe.
The Screen Actors Guild awards are presented by (take a deep breath) the Screen Actors Guild-American Federation of Television and Radio Artists, a union for actors, journalists, radio personalities and other media professionals. Nominations are made by a randomly <a href="https://www.viewlouisvillehomes.com/property-search/results/">selected </a>2500 people group from the union and winners are voted on by the entire union.
The Academy Awards are presented by the Academy of Motion Picture Arts and Sciences. The winners are chosen by the Academy’s voting membership. <a href="https://www.viewlouisvillehomes.com/property-search/property-tracker/">Membership </a>into the Academy can only be obtained by an invite from the current Academy membership.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Christmas/Awards-4.jpg" width="400" height="267" />
What is Awarded?
The Golden Globes recognize <a href="https://www.viewlouisvillehomes.com/selling-a-home-in-louisville-ky/">excellence </a>in both Film and Television, domestic and International. The golden globes generally award more singular awards such as best actor or actress, or best original score or television drama series.
The Screen Actors Guild Awards present awards for both Film and Prime Time Television. While these awards also award many singular awards they also award ensemble awards such as the Outstanding Performance by a Stunt Ensemble in a Motion Picture.
The Academy Awards are quite different from the other two awards ceremonies in that they only award prizes specifically for Film. The Academy Awards have their television equivalent in The Emmy’s and their musical equivalent in The Grammy’s.
As such these awards not only include awards for the “big name” type roles such as best actor or actress but also include awards for lesser known industry related categories such as best editing and best makeup and hair styling.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Christmas/Awards-2.jpg" width="400" height="225" />
We hope this blog helps you understand the dazzle of the awards ceremonies, specifically the Screen Actors Guild Awards this Sunday, January 21, 2018 8:00 PM - 10:00 PM on TNT, TBS, and TruTV. But if you’d prefer to be dazzled by <a href="http://www.familyrealty.com">real estate Louisville</a> you will want to call <a href="http://www.viewlouisvillehomes.com/agents/1683/scott-boehnlein/">Scott Boehnlein</a> of <a href="http://www.viewlouisvillehomes.com/louisville-ky-neighborhoods-and-subdivisions/st-matthews/">Family Realty</a><a href="http://www.viewlouisvillehomes.com/contact-family-realty/"></a> or any of our other <a href="http://www.viewlouisvillehomes.com/contact-family-realty/">dedicated agents</a>. 2018-01-19T06:00:00-07:002018-01-17T08:01:45-07:00Scott Boehnleintag:viewlouisvillehomes.com,2012-09-20:13293Snow Safe Driver Tips
The snow continued to fall overnight making Louisville whiter and more magical in every way. <a href="https://www.viewlouisvillehomes.com/louisville-ky-neighborhoods-and-subdivisions/">Neighborhoods </a>in <a href="http://www.familyrealty.com">real estate Louisville</a>, which our team knows so well, look completely different. The bows of trees hold snow in a contrast of white on brown.
Front yards wear a blanket of white and many stairways are only visible by their rail sticking out of the snow. Deer prints can be seen alongside human tracks giving us insight into their nocturnal movements.
The roads however are cleared and wet forming pathways of shiny black cutting through the snowy landscape. It is these roads that cause so much anxiety during peak snowfall seasons. The snow and ice take familiar roads and transform them into surfaces we no longer understand.
So we thought it would be helpful to our customers, family, and friends to do some research and put together some snow safe driving tips.
Slow Everything Down
Like rain on the roadway, snow makes everything you do on the road slower. Stopping and turning take longer, so does your ability to see road obstacles. In fact, “hit the gas” should be completely removed from your vocabulary once snow hits the ground. Pushing the pedal down slowly avoids skidding and increases tire traction on road surfaces.
Open Everything Up
If stopping takes longer it follows that the distance required to bring your car to a stop will increase dramatically. This means you’ll need to start breaking much earlier than usual when you see a red stop sign, stop light, or break lights ahead. You should also more than double your following distance from other vehicles.
Don’t Stop When Going Up
Hills are undoubtedly trickier in the snow. It takes a lot more to get your car moving from a stop than it does if you’re just barely rolling forward. Add gravity pulling you down on a hill and you’re asking for trouble.
Ordinarily we step on our pedal in the middle of a hill. This won’t work in snowy conditions. Hitting the gas on a hill will cause your wheels to spin on a snow covered/icy road. You’ll want to instead increase your speed slightly before you get to the hill rather than on it.
The other safety option of course is just don’t leave the house! You could maybe work from home, watch a movie, or use our online helps such as our <a href="https://www.viewlouisvillehomes.com/homes-for-sale-in-louisville-ky/louisville-kentucky-mortgage-calculator/">mortgage calculator</a> and <a href="https://www.viewlouisvillehomes.com/selling-a-home-in-louisville-ky/home-value/">home value calculator</a> or review our <a href="https://www.viewlouisvillehomes.com/selling-a-home-in-louisville-ky/">seller’s program</a> or <a href="https://www.viewlouisvillehomes.com/homes-for-sale-in-louisville-ky/">buyers program</a>.
We also have <a href="https://www.viewlouisvillehomes.com/blog/what-on-earth-is-my-house-worth/">several</a> <a href="https://www.viewlouisvillehomes.com/blog/use-winter-well-to-get-a-head-start-on-spring/">helpful</a> <a href="https://www.viewlouisvillehomes.com/blog/instant-new-home-alerts/">blogs </a>for those looking at the <a href="http://www.familyrealty.com">real estate Louisville</a> market. Of course a lot of us have to go out in the cold and as such <a href="http://www.viewlouisvillehomes.com/agents/1683/scott-boehnlein/">Scott Boehnlein</a> and all at <a href="http://www.viewlouisvillehomes.com/contact-family-realty/">Family Realty</a> hope these driving tips help. Keep safe in this winter weather.

It’s snowing in Louisville! Not sure if you noticed? As I type this blog I am watching fresh snow fall from the sky and cover Louisville in an ever deepening carpet of snow. The icy sky cotton has coated <a href="https://www.viewlouisvillehomes.com/louisville-ky-neighborhoods-and-subdivisions/">neighborhoods</a> in <a href="http://www.familyrealty.com">real estate Louisville</a> transforming them into winter wonderlands.
With the magical snow fall coinciding with Martin Luther King Jr. Day many families in Louisville are taking advantage of the day off school and celebrating by snow sledding. Shut down your schedules, fire up your TV’s, order your chips, dips, wings, and pizza, call some friends, and hit the couch for four action packed games.
The NFL Super Bowl playoff games are a National News story every <a href="https://www.viewlouisvillehomes.com/blog/resolve-to-set-great-goals-for-2018/">January</a>, but the first NFL league (not the same as today’s league) was a much smaller affair. It is <a href="https://en.wikipedia.org/wiki/History_of_American_football">reported </a> that the first league started when several baseball clubs formed football teams to play in the first ever (there were only two) World Series of Football.
The birth place of this <a href="https://www.viewlouisvillehomes.com/blog/what-on-earth-is-my-house-worth/">idea </a>was the mind of an Irish New Yorker Tom O’Rourke. Being the manager of Madison Square garden his brain always needed to brew good ideas to bring traffic into his giant arena. This time his brain brewed a 5 team indoor football tournament.
This tournament was not only the first football league it was also the first ever professional indoor football game. I’d say the only problem, but there were many, but one of the biggest problems of this indoor arena was the field was only about 70 yard by 35 yards.
Not only that but the arena walls are <a href="https://www.webcitation.org/5uzZ0AkTT?url=http://www.profootballresearchers.org/Coffin_Corner/02-An-054.pdf">reported </a> to have been right on the sidelines which led to several players getting some pretty interesting injuries. But the tournament went on and 3000 or so fans were able to enjoy watching the game from much closer than ever before.
With stadiums today able to house tens of thousands of fans professional football has come a long way. We hope you have fun watching the games this weekend and hope you’ve already left your prediction on our <a href="https://www.facebook.com/familyrealty/" target="_blank">Facebook page</a><a href="https://www.facebook.com/pg/familyrealty/about/?ref=page_internal"></a>.

Winter is the perfect time to get ready for the spring and summer <a href="http://www.familyrealty.com">real estate Louisville</a> rush. Although things tend to be a little slower in the winter months this does not mean you should be.
In fact the winter months are the perfect months to get your home ready so you are good to go when the frost begins to thaw and the market begins to roar. We’ve put together a list of a six things you can do now to get you and your house ready for the market.
1. Declutter
When selling a home you want it to look as unlived in as possible. For pretty much everyone our houses looked lived in because, well we live in them. As we go about life we collect magazines, books, bills, toys, trinkets, gadgets, and a litany of stuff which fill our lives.
These things are obviously loved and needed by us, but they clutter a buyer’s view and detract from your home and it’s potential. You want to create as much open space as possible so the buyer can imagine their dreams in your house.
Kitchen counter tops are often cluttered with magazines, bills, mixers, toasters, and a variety of coffee makers. Remove all these items from the counters and place them neatly out of sight. But try not overstock kitchen cupboards as buyers often open these when viewing your home.
2. Depersonalize
Again potential buyers need to be able to imagine themselves in your home. This can be hard to do with photos of you and your family or with personal trophies everywhere. Remove very personal items from your home so the buyer can more easily imagine your home as their home. This will also help declutter your home and create more open space.
3. Dust-Bust
Yup make your spring clean a winter clean! Get stains out of carpets, off walls, cabinets, and curtains. Deep clean the whole house. Consider shampooing or steam cleaning your carpets and tiled flooring. Pressure washing the outside won’t be possible just yet, but that’s the first thing you’ll want to do once temperatures move into the 50’s and 60’s.
Fill in those holes you’ve been meaning to for a while, ensure grout is mold free, and consider giving some of the walls a fresh coat of paint if they really need it. But if you do pain a room make sure to use a neutral color.
4. Downsize
By downsize I mean reduce the size and amount of furniture, clothing, and linen in your home. When showing a home extra furniture in rooms, and extra clothing, linen, and stored stuff makes rooms look small. By moving some unneeded furniture, clothing, linen etc. into storage you will not only make your house feel roomier, but you’ll get a head start on moving out.
5. Delve Deep
Do some research using our website. We have several great tools to help you. What?!?! 2018 is today? How did that happen? Wasn’t it 2016 just 2 minutes ago? It is pretty amazing how time disappears like grains of sand falling through our finger tips. This only highlights the importance of <a href="https://www.viewlouisvillehomes.com/selling-a-home-in-louisville-ky/">planning </a>our time effectively. At the start of the New Year many will sit down to try and write out some New Year’s Resolutions.
While there is nothing wrong with New Year’s Resolutions, I prefer to talk of Goals. New Year’s Resolutions carry with them the connotations of starting something new from scratch yet again. One sets them with no long term plan or with little hope of completing them.
Goals on the other hand are more like <a href="https://www.viewlouisvillehomes.com/selling-a-home-in-louisville-ky/home-value/">stepping </a>stones or rungs on a step ladder to somewhere. In reality a resolution should be a long term objective, while a goal is a shorter term objective on your way to your life’s resolutions.
5 Year Resolutions
If you’ve never thought of goals or resolutions before you need to not just look at the year ahead, but a little longer. A good question to ask yourself when setting resolutions is, “Where do I see myself in 5 years’ time?”
“Where do I see myself…” could include where you want to be, who you want to be, or what you would like to do. But more importantly think of "you" in 5 years’ time.
5 years seems like a long time away, but it will fly by. However when thinking of your 5 year resolutions, dream big. There is more you can achieve in 5 years than you might think. So let’s say you just realized you’ve spent the last 10 years on the couch and you now want to get fit. Don’t be scared to resolve to run a marathon in 5 years’ time. You probably can!
The mistake we make is to resolve to run a marathon in 1 years’ time. While there is more we can do in 5 years than we think there is often less that we can do in 1 year than we think. So once you have <a href="https://www.viewlouisvillehomes.com/homes-for-sale-in-louisville-ky/">decided </a>on some 5 year resolutions write them down leaving space between each one.
1 Year Goals
Now you make the move to plan out some goals for 2018. The goals you make for 2018 need to be the first big step toward your 5 year resolutions you just wrote down. So if your 5 year resolution was “Run a full marathon”, your goal for 2018 might be, “Run a 5km by Christmas.”
Meet SAM
When setting these goals you need to become best buds with SAM! In other words the goals you set must be Specific, Attainable, and Measurable.
Specific – goals must not be vague. A bad goal would be “I want to run this year.” If you haven’t run in 2017 one run in 2018 will do it. You’ll find excuses not to run and you’ll lose motivation because you’re not really aiming at anything specific.
Attainable – from couch to full marathon in 1 year is not likely an attainable goal. Neither is “make a million dollars” when you have $2, or “start a tech empire” when you can’t operate a DVD player. Your 5 year resolutions are your big audacious resolutions. Your 1 year goals should stretch you out of your comfort zone, but they should be realistically attainable in a year.
If your 1 year goals are too big you will soon realize you won’t reach them and you’ll lose motivation and give up. “From the couch to 5km in 1 year” is a stretching but attainable goal. It is more than you have done last year, but it’s something achievable in a year.
Measurable – goals must have some sort of measurability to them. Don’t just plan to run more this year plan to run a 5K. Don’t just plan to read more, plan to read X-number of books this year. Don’t just plan to eat healthy, list what you will and won’t eat.
Monthly Baby Steps
Once you have set your goals for the year you’ll need to go back and set up some baby steps of how you will reach that goal every week for the next month. So let’s say you’re doing the 5K by Christmas 2018.
So for January 2018 you might write, “Wake up 30 minutes early and walk for 15 minutes Monday through Saturday morning.” Or for the reader among us, “This month read one chapter a night in bed Monday through Thursday.”
In this phase of goal setting you must set two calendar dates. The first date needs to be for two weeks’ time. This will just be a quick review where you read over your goals to make sure you’re keeping up to speed. You may even mentally make some adjustments.
The second calendar date will be for the last weekend of the month. This will be more formal. Here you write out your baby steps for February 2018. For example, “Wake up 30 minutes early. Walk for 20 minutes every other day, run for 10 minutes every second day Monday through Saturday.”
Every month continue this same routine reviewing every two weeks and planning the next month’s baby steps the weekend before that month begins.
Some Final Tips
Post ‘em - Once you have your 5 Year Resolutions, 2018 Goals, and January 2018 Baby Steps written out post them somewhere visible. For example on the fridge, in your Bible, on your mirror, or on your PC screen. Seeing them every day will keep them fresh in your mind.
Tell ‘em – to keep yourself accountable and encouraged tell someone your goals. Ask them to ask you how you are doing, encourage you, and even give you a kick in the pants if you need it. We need others to help us and we can help others with their goals too.
Track ‘em – It helps to log your progress. This could be as simple as opening a note in your smartphone and simply typing, “Monday 1st – walked for 15 minutes” or “Monday 1st – Read chapter 1”. This will show you if you fall behind but also encourage you that you’re making progress.
Point ‘em – By this I mean aim them to something. For example find a 5km race in November 2018, enter it, pay the entry fee, and put the registration on the fridge. Again tell someone or “somemany” that you’ve entered a 5K. This will give you something concrete to work towards.
Review ‘em – here I am not talking about the systematic review every month. Here I mean review your goals at the end of 2018. See what you have achieved and see where you have fallen short. Make some changes and set a whole new plan for 2019 building off 2018.
Some Final Motivating Thoughts
In training many young men and women I have often received the push back, “But I never ever do my resolutions, why should I set any?” The first thing I say is, “Well you’ve probably never set them like I just explained right?” To which they reply, “Right.”
The second thing I tell them is that sometimes I don’t achieve all my goals for a particular year. But I always get close. I tell them I achieve a lot more in a year if I set goals and fall a little short than if I set no goals, go nowhere, and move toward nothing.
The important thing is to have some goal and move toward it. Some goals you will reach before the end of 2018, some you’ll reach right on time, others you will get close to but not achieve. That’s okay. Make the adjustment for 2019 and keep moving forward.

At <a href="http://www.familyrealty.com">Family Realty</a> we know for many families their dog is a much loved member of the family. So we thought you might like a blog that will help you spoil your dog this Christmas. If you’re one of those people who need help coming up with gift ideas for their spouse, you might find putting together a wish list for your dog to be a challenge.
You could always opt for the obligatory chew toy or squeak ball, but that’s a little like giving your spouse a <a href="https://www.viewlouisvillehomes.com/blog/christmas-events-part-1-underground-light-extravaganza/">Christmas</a> sweater every year. Your dog doesn’t remember what he got for <a href="https://www.viewlouisvillehomes.com/blog/christmas-events-part-2-horses-and-christmas/">Christmas </a>last year (as far as we know), but he’s still a member of the family. You’d like to get him something that’ll provide some enjoyment and, if possible, some exercise too. Fortunately, there are plenty of unique gift ideas out there for your furry pal, and there are people who can <a href="https://www.viewlouisvillehomes.com/blog/instant-new-home-alerts/">help you </a>find them.
Trust the experts and your dog
The folks at your local <a href="https://www.wikihow.com/Buy-Christmas-Gifts-for-a-Dog">pet store</a> have plenty of knowledge and <a href="https://www.viewlouisvillehomes.com/about-family-realty/">experience </a>when it comes to dogs; they even know about gift ideas. You can always ask them which toys are the most popular this year, or what gifts are best for your dog. Some are breed-specific, and some are popular for all dogs, such as dog beds, which come in all shapes and sizes. Your veterinarian is also a good source of information, and may even have some special chew toys or other items in stock.
It’s also helpful to think about what activities your dog likes most, such as going for a walk after dinner, which would make a <a href="http://www.petsprinciple.com/best-glow-in-the-dark-leash-dogs/">leash</a> that’s visible after dark a terrific idea. If your pooch needs some obedience training, you might include a gift that could help training a little easier, such as a harness.
Something different
Ultimately, you can’t go too wrong when thinking up a wish list for your dog - he won’t ask for a gift receipt if he doesn’t like something - so go ahead and include gifts that are a little off the wall. At $10 each, you can afford to include a few doggie cigar chew toys. Or how about a 6-pack of beer, just between pals? Bowser Beer is a non-alcoholic “brew” that contains beef and chicken-based ingredients. Why not ask for a subscription to <a href="https://www.barkbox.com/?keyword=freetoys1217&breaker=no_overlay&url_coupon=FREETOYS1217">BarkBox</a>, a monthly subscription service that sends a goodie of the month box straight to your door.
All about presentation
Unusual gifts are fun but your dog may not take to something right away if he doesn’t recognize it (such as a fake cigar or harness, for instance). Try combining it with something your pet knows very well, such as a favorite dog treat, and try to associate one with the other. For dogs, gifts, like everything else, are a sensory experience, something they need to smell and taste to become comfortable with.
Dog clothing?
Yep, there is such a thing. It may not have caught on <a href="https://www.viewlouisvillehomes.com/louisville-ky-neighborhoods-and-subdivisions/">everywhere </a>yet, but there are some dashing doggie ensembles out there for Christmas. Your dog will look festive in a red and white striped pajama piece by Drs. Foster and Smith. It’s an outfit made of soft cloth. It’s great if you live in a cold-weather climate, as is a warm, fur-lined <a href="https://iheartdogs.com/the-10-best-winter-coat-brands-to-keep-your-pup-warm-in-winter/">dog coat</a> for those frigid days when you just know your pooch is as cold as you are.
Canine security
If you want to keep tabs on your pet, think about asking for a <a href="https://petlifetoday.com/best-dog-monitor-cameras/">monitoring camera</a>. Pawbo and PetChatz offer HD versions that are unobtrusive and reliable. They include video and audio capabilities so that you can interact with your pet if things don’t look quite right. Many dog tracking collars also include audio capability, allowing your pet to hear your voice if he appears poised for a getaway.
Coming up with a gift list for your dog is not that different than brainstorming ideas for a family member. Think about what he likes and dislikes, be a little creative, and keep it simple. No problem!

So you are sitting on the couch talking about your future with your closest of kin. You look around at your home and you float this statement out into the conversation, “I think it is time to move”. You look at one another and it’s clear you are both on the same page. But in that moment doubts and questions begin to float themselves into your conversation too.
One of the first questions that usually rise to the surface is, <a href="https://www.viewlouisvillehomes.com/selling-a-home-in-louisville-ky/home-value/">“But what is our house actually worth anyway?”</a> <a href="https://www.viewlouisvillehomes.com/selling-a-home-in-louisville-ky/home-value/"></a> You don’t necessarily keep a keen eye on the real estate market and it has been years since you bought your current property. But we at <a href="http://www.familyrealty.com">Family Realty</a> do keep a keen eye on <a href="https://www.viewlouisvillehomes.com/">real estate Louisville</a> and we help people <a href="https://www.viewlouisvillehomes.com/homes-for-sale-in-louisville-ky/">buy </a>and <a href="https://www.viewlouisvillehomes.com/selling-a-home-in-louisville-ky/">sell </a>houses every week.
We know that when thinking about selling your home or buying a <a href="https://www.viewlouisvillehomes.com/property-search/results/">new home</a>, getting an accurate idea of the property’s value is an important first step in moving toward the right decision for you and your family. Our<a href="https://www.viewlouisvillehomes.com/selling-a-home-in-louisville-ky/home-value/"> Home Value Estimator</a> can give you a good idea of your home’s value so that you can be better informed about moving forward.
Our <a href="https://www.viewlouisvillehomes.com/selling-a-home-in-louisville-ky/home-value/">FREE </a>home value estimator is based on the latest data available. We draw our information from the most up-to-the-minute database that lists properties around the US. Our search uses information on recently sold homes in your area to estimate your house’s present value.
Once you have a good idea of the estimated value of your home and have decided to move forward <a href="https://www.viewlouisvillehomes.com/agents/1683/scott-boehnlein/">Scott Boehnlein </a>of <a href="https://www.viewlouisvillehomes.com/about-family-realty/">Family Realty </a>can offer you great advice and help. Perhaps you’re the proud owner of a young puppy or recently adopted an older dog. Or maybe it’s a move that has taken you and your furry friend to a <a href="https://www.viewlouisvillehomes.com/louisville-ky-neighborhoods-and-subdivisions/">new neighborhood</a> and home. No matter what the circumstances, one of the first things many dog owners consider is how to provide a safe, secure spot for their canine companions to enjoy the outdoors.
If your property has an existing <a href="https://www.lowes.com/projects/gardening-and-outdoor/fence-buying-guide/project">fence</a>, you might want to <a href="https://www.viewlouisvillehomes.com/resources/">investigate </a>it for holes or other weak areas before freeing Fido for the first time. If repairs or reinforcements are needed, it could be worth consulting a contractor to make sure your hairy Houdini can’t pull an escape act. And <a href="https://www.viewlouisvillehomes.com/homes-for-sale-in-louisville-ky/articles-for-home-buyers/">professional </a>contractors can be even more critical if you need to build a fence from the ground up. Some municipalities <a href="https://www.thespruce.com/permits-for-fences-1822353">require permits</a> for fence installations and regulations can differ depending on the barrier’s height, type, and location. High-quality fencing companies can handle the hassle of obtaining the correct permit for you.
Wood fences are a relatively cost-effective option that provide privacy while protecting your property and pooch. Although they can be more expensive per linear square foot than chain link fences, wood fences cost less, on average, than vinyl, aluminum, or wrought iron fences. And, depending on the type of wood and wood treatment you choose, the cost of a wood fence may even be <a href="https://www.viewlouisvillehomes.com/homes-for-sale-in-louisville-ky/louisville-kentucky-mortgage-calculator/">comparable </a>to a chain link option.
The fence’s height, length, and the type of wood chosen impact the price. Gates and other features can also affect the cost of the project, which leads to a fairly wide range in possible pricing. The average cost to have a wood fencing installed ranges from <a href="https://www.homeadvisor.com/tloc/Louisville-KY/Wood-Fence-Install/">$1,500 to $3,900</a> in <a href="https://www.viewlouisvillehomes.com/">Louisville </a>and homeowners can expect a project timeline of four to five days, according to HomeAdvisor.
Once the fencing is finished, animal experts offer these additional tips for pet-proofing your yard so both you and your dog can enjoy it:
Avoid vegetation that can be toxic to pets. Azalea, rhododendron, and foxglove are just a few plants that can be <a href="https://www.aspca.org/pet-care/animal-poison-control/dogs-plant-list">dangerous</a> to canines consuming them. Cocoa bean mulch, which smells like chocolate and also contains some of the same chemicals as the sweet stuff, can also be <a href="https://www.poison.org/articles/2012-jun/cocoa-bean-mulch-can-poison-dogs">poisonous</a> to dogs, so pet lovers likely want to opt for other types of landscaping material. Cedar chips might be an ideal option since they <a href="http://www.hgtv.com/design/outdoor-design/landscaping-and-hardscaping/how-to-pet-proof-your-garden">deter fleas</a>.
To keep your dog from lying in the flowerbeds, drive short stakes in the ground throughout the planting area. Your four-legged friend will find a more comfortable place to lounge on the lawn.
Walk your pet before visits to the yard to make sure he does all his serious “business” elsewhere. And, if you have a doggy digger, make sure he’s adequately occupied and supervised in the yard to deter him from destroying flower beds. You might even want to install a dog-friendly <a href="https://www.bobvila.com/articles/pet-proof-your-yard/">sand pit</a> specifically designated for digging. Add some toys to signal the spot is all his.
Keep your dogs inside at dawn, dusk, and at night. This helps protect them from potentially dangerous wildlife, including raccoons and opossums, which tend to be most active overnight.
If your buddy is barking, pay the pup a visit right away. Experts say dogs that bark constantly are either lonely, bored, or hungry. Providing your pet with the proper care and attention should help keep her happier -- and more quiet -- giving both you and your neighbors a barking break.
Finding the right fencing and following these guidelines will help transform your yard into a pup paradise that both you and your dog will love. We at <a href="http://www.familyrealty.com">Family Realty</a> would love to help you buy or sell your home. We will guide through the whole process with helpful hints from beginning to end. The last two verses of the national anthem celebrate the freedom and bravery of America and her citizens. Although there are many brave Americans none as brave as those who intentionally put their lives in harms way to secure the freedom of the rest of us.
Many of us may say we would lay our lives down for another, but the American soldier actually does. They put their lives on the line for Americans they know and for those they will never know. We live in relative peace doing our work, playing with our children, doing what we do, while the American soldier willingly defends us around the world.
The sacrifice of the soldier is not only his own sacrifice but also the sacrifice of their family. Many months of separation are experienced by military families around this nation. Today* Family Realty honors the Veterans who have served in the United States Armed Forces. Thank you for your willing sacrifice. Thank you for committing your life to our freedom.

When it comes to <a href="https://www.viewlouisvillehomes.com/blog/design-styles-part-1-the-american-craftsman/">Architectural Design Styles</a> so is the classic American Ranch. Not too many other Architectural styles echo the Star Spangled banner quite like the Ranch does. Like our <a href="https://www.viewlouisvillehomes.com/blog/design-styles-part-3-colonial-revival-architecture/">previously featured</a> style, Ranch style <a href="https://www.viewlouisvillehomes.com/property-search/results/">homes </a>are popular in <a href="https://www.viewlouisvillehomes.com/">real estate Louisville</a>.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_7706-HDR.jpg" width="250" height="179" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_7709-HDR.jpg" width="268" height="179" />
When I think of the American Ranch home I picture the American flag waving in a summer afternoon breeze, kids swimming in the backyard pool, Dad grilling hotdogs, and Mom walking in and out of the home through large glass sliding doors getting the final touches on a late lunch.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_7703-HDR.jpg" width="250" height="179" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_7700-HDR.jpg" width="267" height="179" />
The first Ranch homes were built in the early decades of the last century, but only gained widespread popularity in the 1940’s and continued in popularity for at least three more decades in <a href="https://www.viewlouisvillehomes.com/louisville-ky-neighborhoods-and-subdivisions/">neighborhoods </a>across the United States. Although their popularity waned after the 1970’s, we are seeing a renewed <a href="https://www.viewlouisvillehomes.com/selling-a-home-in-louisville-ky/home-value/">interest </a>in them in recent years.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_7679-HDR.jpg" width="250" height="167" />
This is largely due to their open plan design very <a href="https://www.viewlouisvillehomes.com/homes-for-sale-in-louisville-ky/">popular </a>with the contemporary generation. Ranch style homes typically featured a flowing floor plan with all living rooms, dining rooms, and kitchen open to one another, and usually all accessing the backyard patio through sliding glass doors. Often the living room would be sunken into the floor with vaulted ceilings and exposed beams.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_7685-HDR.jpg" width="250" height="167" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_7688-HDR.jpg" width="250" height="167" />
On the outside Ranch style homes are typically quite simple and most often only one story. Common features include a low roofline with big overhanging eaves, rectangular, L-shaped or U-shaped house design, an attached garage, and, in later decades, large windows.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_7667-HDR.jpg" width="250" height="167" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_7676-HDR.jpg" width="250" height="167" />
Although Ranch Style homes originated in California and were designed for warm outdoor living with their private backyards, this style spread rapidly across the United Sates especially after WW2. The photos in this blog are from a Ranch we sold in one week this Summer here in <a href="https://www.viewlouisvillehomes.com/about-family-realty/">Louisville </a>. If you would like our help <a href="https://www.viewlouisvillehomes.com/selling-a-home-in-louisville-ky/">selling </a>or <a href="https://www.viewlouisvillehomes.com/homes-for-sale-in-louisville-ky/louisville-kentucky-mortgage-calculator/">buying </a>a home please contact <a href="https://www.viewlouisvillehomes.com/agents/1683/scott-boehnlein/">Scott Boehnlein</a> of <a href="http://www.familyrealty.com">Family Realty</a>.2017-11-08T14:17:00-07:002017-11-08T14:25:38-07:00Scott Boehnleintag:viewlouisvillehomes.com,2012-09-20:12980Design Styles Part 3 - Colonial Revival ArchitectureOur series on Architectural Styles is at the halfway mark. The first two styles we looked at were characteristically American, but not the most common<a href="https://www.viewlouisvillehomes.com/louisville-ky-neighborhoods-and-subdivisions/st-matthews/"> in and around Louisville</a>. Today’s style however is abundantly prevalent on the <a href="https://www.viewlouisvillehomes.com/">real estate Louisville</a> landscape.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_6849-HDR.jpg" width="250" height="167" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_6837-HDR.jpg" width="233" height="167" />
Colonial Revival architecture, like all of the previous styles we have <a href="https://www.viewlouisvillehomes.com/property-search/results/">viewed</a>, has resulted from something in the past. However whereas the <a href="https://www.viewlouisvillehomes.com/blog/design-styles-part-1-the-american-craftsman/">Craftsman </a>and the <a href="https://www.viewlouisvillehomes.com/blog/design-styles-part-2-the-american-four-square/">Four Square</a> reacted to a negative view of a previous style, Colonial Revival occurred from a positive view of a previous style.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_6681-HDR.jpg" width="250" height="179" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_6693-HDR.jpg" width="268" height="179" />
As the name suggests Colonial Revival (appoxiamtely 1880’s-1950’s) was a revisiting and reenergized fascination with historic Colonial architecture from the period 1714 to 1830. This period is known as Georgian Architecture as it occurred during unbroken reign of King George 1st to King George 4th.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_6732-HDR.jpg" width="250" height="167" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_6783-HDR.jpg" width="250" height="167" />
There are several characteristics of Colonial Revival architecture. These <a href="https://www.viewlouisvillehomes.com/property-search/results/">houses </a>were usually double story homes. The apex or the ridge pole of the roof runs parallel to the road so that the front of the home is a large wall of windows and front door that faces the street. This front facade is symmetrical so that the windows are arranged equally on both sides of the doorway.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_6738-HDR.jpg" width="250" height="167" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_6741-HDR.jpg" width="250" height="167" />
Probably the most famous Colonial Revivalist Architect in and <a href="https://www.viewlouisvillehomes.com/about-family-realty/">around Louisville </a>is Stratton Owen Hammon who lived from 1904-1997. He graduated from U of L and later opened his own architecture firm.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_6750-HDR.jpg" width="250" height="167" />
He also served our country during WW2 in the United States Army Corps of Engineers. His architectural skills were put to use during this time and he oversaw the construction of the then named Columbus Air Support Base. He also took part in the famous “D-Day” invasion which was so vividly portrayed at the beginning of the movie “Saving Private Ryan”.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_6762-HDR.jpg" width="250" height="167" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_6765-HDR.jpg" width="250" height="167" />
During the final stages of the war Hammon served as part of the so called “Monuments Men” officially known as the Monuments, Fine Arts, and Archives program. Their role in the war was to preserve monuments and works of art that may be affected by the war and later to then find and return works of art that were stolen by the Nazis.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_6771-HDR.jpg" width="250" height="167" />
The story of the Monuments Men was portrayed in a George Clooney directed film. This film had a fantastic ensemble cast and premiered in 2014. Interestingly Matt Damon, who was the title character of Saving Private Ryan, also starred in The Monuments Men.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_6819-HDR.jpg" width="250" height="179" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/IMG_6831-HDR.jpg" width="268" height="179" />
Stratton Owen Hammon built many Colonial Revival homes in Kentucky. The photos you see in this blog are from a 4 bedroom, 3.5 bathroom home we sold this year. We began the series with the American Craftsman style. Another popular style of home in America is the American Four Square. This style grew in popularity the same time as the American Craftsman.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/alta-2.jpg" width="250" height="188" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/alta-4.jpg" width="250" height="188" />
These two styles are related in many ways and even developed for similar reasons. It is quite common to <a href="https://www.viewlouisvillehomes.com/property-search/results/">find houses</a> that are American Craftsmen and Four Square combined. This is probably due to the fact the Four Square can be more of a layout than an Architectural Style, although it does have its own unique Architectural features.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/alta-11.jpg" width="250" height="188" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/alta-6.jpg" width="250" height="188" />
Like the Craftsman the Four Square was a reaction to what came before it, namely the Victorian style’s proliferation of mass produced and ornate features. As the name suggests Four Square homes were basically a large square divided into four squares on the first 2 floors.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/alta-20.jpg" width="250" height="188" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/alta-19.jpg" width="250" height="188" />
These homes were mostly 2.5 story homes with the top story usually being one large room with a few dormer windows. The first floor typically functioned as the living area with a living room, dining room, kitchen, and a foyer/stairwell. The second floor was typically three to four bedrooms with a bathroom and stairwell.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/alta-13.jpg" width="250" height="188" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/alta-14.jpg" width="250" height="188" />
This style of home maximized the use of space on small <a href="https://www.viewlouisvillehomes.com/louisville-ky-neighborhoods-and-subdivisions/">city </a>lots and maximized room space within the structure. Other common features of this style include a steep, pyramidal roof, a wide covered porch with stairs either to the side or in the middle, and big windows for lots of natural light.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/alta-15.jpg" width="250" height="188" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/alta-9.jpg" width="250" height="188" />
Ironically, although this style was started in reaction to the mass production of the previous era, it became one of the most popular mail order homes that came complete with instructions for self-assembly.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/alta-8.jpg" width="250" height="188" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/alta-12.jpg" width="250" height="188" />
Four Square homes are still very popular today. The pictures we featured in this blog are of a 4 bedroom, 1.5 bathroom Four Square home which we sold in 2016. It is fascinating for me when driving through the different areas of Louisville to see how different and distinctive the architecture of these areas are. We thought it would be interesting to do a blog series discussing a few of the architectural styles found in <a href="https://www.viewlouisvillehomes.com/">real estate Louisville</a>.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/ivanhoe-reshoot-1.jpg" width="250" height="179" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/ivanhoe-reshoot-2-2.jpg" width="268" height="179" />
The first is one of my favorite and is known as the American Craftsman Style. The American Craftsman Style was developed in the last few years of the 19th century and really popularized in the first few decades of the 20th century. The style was a reaction to the industrialization of the 19th century.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/ivanhoe-reshoot-14.jpg" width="250" height="167" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/ivanhoe-reshoot-18.jpg" width="250" height="167" />
It signaled an intention to return to individually designed and crafted materials and goods to be used in home building and decoration. As such there was a focus on simplifying form while simultaneously encouraging originality. Handicraft and the use of natural materials were also encouraged so that hand-crafted stone or woodwork as well as many mixed materials were incorporated throughout the structure.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/ivanhoe-reshoot-9.jpg" width="250" height="169" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Architecture/ivanhoe-reshoot-17.jpg" width="253" height="169" />
American Craftsmen style homes characteristically feature low-pitched roof lines with gables and wide overhanging eaves, large front porches, exposed wooden structural elements such as rafters and decorative brackets, and thinning, square columns supporting the roof.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Hillcrest_Ave/1.PNG" width="250" height="154" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Hillcrest_Ave/4.jpg" width="205" height="153" />
The most famous American Craftsmen Style architects were the firm of Greene and Greene. They designed the famous <a href="http://gamblehouse.org/">Gamble House</a> for the then secretary and treasurer of the Proctor and Gamble company. The house is now a National Historic Landmark and is owned by the City of Pasadena. One can visit the home to take guided informational tours.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Hillcrest_Ave/3.jpg" width="288" height="166" />
Two weeks ago a new documentary film about the <a href="https://www.gamblehousemovie.com/">Gamble House</a> premiered. This film was written, directed, and produced by Don Hahn who also produced the Lion King, Beauty and the Beast, as well as serving in several roles on many other great films.
Featured in this article is a home we sold back in 2015. It was a 5 bedroom, 2.5 bathroom Bungelow that fits into the American Craftsman category. I love being involved with <a href="https://www.viewlouisvillehomes.com/">real estate Louisville</a>.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Hillcrest_Ave/Hillcrest_Ave-12.jpg" width="250" height="167" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Hillcrest_Ave/Hillcrest_Ave-7.jpg" width="250" height="167" />
<a href="https://www.viewlouisvillehomes.com/louisville-ky-neighborhoods-and-subdivisions/st-matthews/">St Matthews</a> is a central Louisville neighborhood which has a plethora of local eateries from breweries to authentic Thai and Vietnamese restaurants. The <a href="https://www.mallstmatthews.com/en/directory/">Mall St Matthews</a> and <a href="https://www.oxmoorcenter.com/en/directory/">Oxmoor Mall </a>feature great shopping, entertainment, and restaurants. The <a href="https://www.cinemark.com/kentucky/cinemark-mall-st-matthews-and-xd">Mall St Matthews movie house </a>has reclining seats standard in every theater.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Hillcrest_Ave/Hillcrest_Ave-10.jpg" width="250" height="179" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Hillcrest_Ave/Hillcrest_Ave-11.jpg" width="250" height="179" />
St Matthews was initially known as Gilman’s Point but in 1851 the city’s name was changed once they completed St. Matthew’s Episcopal Church. St Matthews is also home to <a href="http://www.trinityrocks.com/">Trinity High School</a> one of Louisville’s most prestigious high schools.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Hillcrest_Ave/Hillcrest_Ave-2.jpg" width="250" height="167" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Hillcrest_Ave/Hillcrest_Ave-1.jpg" width="250" height="167" />
One of the unique aspects of this community is <a href="http://www.hillcresthalloween.com/pictures.html">Hillcrest Avenue’s</a> enthusiastic celebration of Halloween. Starting the first week in October residents of this street begin to extravagantly decorate their yards. It is estimated that there are about 75,000 visitors to Hillcrest Avenue.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Hillcrest_Ave/Hillcrest_Ave-4.jpg" width="250" height="167" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Hillcrest_Ave/Hillcrest_Ave-5.jpg" width="250" height="167" />
Pedestrian traffic greatly increases on October 31st when residents allow children to Trick or Treat from 5pm-9pm. The community takes great precautions to make this a kid friendly environment even increasing policing during this time.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Hillcrest_Ave/Hillcrest_Ave-6.jpg" width="250" height="167" /><img src="https://assets.site-static.com/userfiles/268/image/1_-_Hillcrest_Ave/Hillcrest_Ave-8.jpg" width="250" height="167" />
Not only is this a community coming together to have fun but also to serve others in their community. On the evening many homes collect canned foods for <a href="http://www.uchmlouky.org/">United Crescent Hills Ministries</a>. This organization was formed in response to the needs created by the 1974 Tornado and has continued to offer many service to the community.
<img src="https://assets.site-static.com/userfiles/268/image/1_-_Hillcrest_Ave/Hillcrest_Ave-9.jpg" width="250" height="167" />
Their website states “UCHM serves approximately 3,500 individuals with a range of services that includes: emergency financial assistance, Dare to Care food, children and youth programming, Meals on Wheels…” and much more.

It is great not only selling real estate among Louisville’s communities but being a part of communities like St Matthews and the many others that come together. I recently wrote of friends coming from Florida, but since then my sister came to visit from trip she is enjoying in Mexico which she is using to learn Spanish. Naturally I wanted to show off Louisville's eclectic foody scene, however my sister is a chef for a living, and a really good one. So I wanted to take her somewhere unique.
We were feeling like meat, burger meat specifically, so we ended up at one of the most unique burger places in Louisville. If not in all of the continental United States, <a href="http://wildgameburgers.com/">Game</a>. Game, as the name suggests, serves burgers of exotic wild game which they source from local farmers. Some of your burger choices include bison, lamb, wagyu, duck, wild boar, and elk. So we took a dive into the deep end ordering things we'd never eaten before and and were very pleased to recieve thick, juicy, perfectly cooked and sided burgers.
But Game is one of only three of the owners restaurants. One of their other eating establishments is <a href="http://louisvillemigo.com/">Migo</a>, which serves quite different fair. Migo is a <a href="http://louisvillemigo.com/">"corner door eatery"</a> which serves great latin style food, while making sure to stay creative and also serve some of their own unique meals. I haven't yet eaten at Migo, but have recently discovered that it is only minutes from my office. So I'll probably need to make a lunch trip over there sometime in the near future.
Migo, like <a href="https://www.viewlouisvillehomes.com/">my office</a>, is located in the lovely <a href="https://www.viewlouisvillehomes.com/louisville-ky-neighborhoods-and-subdivisions/highlands/">highlands area</a><a href="https://www.viewlouisvillehomes.com/"></a>. Having recently <a href="https://www.viewlouisvillehomes.com/blog/cool-off-your-summer-scrumptiously/">blogged about the Highlands</a> there is not need to go into much detail of how great an area it is with it's great local restaurants, unique store fronts, great neighborhoods, and lively culture. We have a home for sale in the <a href="https://www.viewlouisvillehomes.com/louisville-ky-neighborhoods-and-subdivisions/highlands/">Highlands</a> just down the road from Migo.
